AfterAir Duct Cleaning Before & After in Houston, TX
We’ve photographed the inside of every duct run on every job since 2013. Seventeen years of filter neglect does not fix itself in an afternoon, and a vacuum running in the basement does not mean the ducts got cleaned. These are the actual conditions we find in Houston homes, and what the camera showed after we finished.
Recent Transformations
Single-Return Ranch in Spring Branch - Complete System Restoration
The camera showed a 2-inch layer of compacted dust and construction debris coating the entire main return trunk in a 1962 ranch near Campbell Road. The homeowner had run the original fiberglass filter for eleven months straight. We sealed the system to a Nikro negative-pressure extractor, agitated the buildup with a Rotobrush contact vacuum, and ran the camera again. The metal was bare and reflective. The photo record, delivered same day, showed every foot of the 24-foot trunk before and after.
Meyerland Townhome - Post-Harvey Mold Remediation Follow-Up
This Meyerland townhome had taken 18 inches of water in 2017. The ducts were replaced then, but six years later the owner smelled must every time the AC cycled. Our camera found standing dust harboring microbial growth at two low points in the slab-duct system, a common issue in Braeswood area homes with post-Harvey repair histories. We removed the source material with contact brushing, then applied an EPA-registered sanitizer per manufacturer protocol. The after photos showed clean metal and dry insulation. Written scope: $1,840. Same number on the final invoice.
Heights Bungalow - Dryer Vent Fire Hazard
The dryer took three cycles to finish a load. Our camera found a solid lint plug at the first elbow of a 14-foot vertical run through a Heights bungalow’s original plaster wall. This is the scenario that produces vent fires, and the lint was compressed hard enough to require mechanical agitation with a Nikro rotary whip. The after photo showed a 4-inch round duct with full bore visibility to the exterior cap. We documented the static pressure reading before and after: 2.1 inches water column dropped to 0.3. The homeowner received both photos and the readings in the job record.
Energy Corridor Condo - HVAC Cleaning After Renovation
A full-gut renovation on Eldridge Parkway produced fine drywall dust that bypassed the contractor’s temporary filter and settled across the blower wheel and evaporator coil. The camera showed a uniform white film reducing airflow across the A-coil fins. We pulled the blower assembly, cleaned the wheel and housing with contact methods, and foamed the coil with an Abatement Technologies non-rinse cleaner. The after photos showed original fin color and no visible residue. The written scope specified coil cleaning, blower service, and register run inspection for $1,260. No additional items added on site.
Sharpstown Split-Level - Duct Sealing and Restoration
The master bedroom never cooled below 78 degrees. In the attic above a 1978 split-level near Bellaire Boulevard, we found a 12-inch flex duct completely separated from its plenum (the main distribution box), blowing conditioned air directly into the attic insulation for what the homeowner estimated was two years. We rejoined the run, supported it properly to prevent sag, and sealed all joints with mastic compound. The before photo showed the gap; the after showed a continuous, sealed connection. We pressure-tested the repair at 25 Pascals and included the result in the written job record. Total: $890.
Memorial Area Estate - Whole-Home Air Quality Service
This 6,200-square-foot home on Memorial Drive had three separate air handlers and a history of allergy complaints that filters and duct cleaning alone had not resolved. We documented debris levels in all three plenums, cleaned each system with negative-pressure extraction and contact brushing, treated the coils, and installed a Honeywell UV-C lamp in the primary return. The before photos showed biological staining on the coil fins; the after photos showed clean metal and the installed lamp position. The written scope was $4,200 for all three systems, delivered before any panel came off. The photo record ran 47 images, organized by air handler and delivered as a single PDF.
